I love my home foremost, but I think we need fresh Ideas and new bi laws to create more freedom of expressive and independent individual home expression. Less need for permission to do what any adult homeowner decides and or desires. This community certainly does not represent a park like environment and the need to control individual home ownership is certainly not necessary . Dead trees line streets, common areas are unkempt and yet the need to control what is done to properties owned by taxpayers is held in high priority .

It's like living in the TWILIGHT ZONE. I feel like I'm back at high school back in th 50's run by rah rahs and jocks. This place is very clicky.
Still waiting for the common grounds and trees to be taken care of. Also for the record my HOA dues are paid in full. I'm just sorry I didn't do my due diligence ahead of time. Would never recommend anyone moving here. As far as some neighbors they should get hobby and mind their own business.

Ive been here 11 yrs. Between ancient rules and township rules you don't have choices. I just watched our very small private court trees that provided privacy, sound buffer, snow buffer and deer protection get all bottom branches cut and now exposed everything. Home owners should have been asked. Money spent needless. You get nothing for dues. Check things before you come into this section.

Everyone should be informed that the deer live here long before us. So if you dont like them dont move here.

Now this club house is going to be part of a round up with Berkeley Township leaders to have hunters in trees for a massacre.
Thats what it is, call it what it is.
There is nothing humane about that. There are other ways to control population. Once again a nation of killing and disposal. This is done without a vote. You have very to no say here as well as no say on property even though we are responsible for it.
For those who moved here now want the deer dead fencing should be allowed to be put up. Im sickened and stuck here.

Lots of spirit for a limited budget! They get a lot done with a core group of dedicated volunteers. Recent renovations perk up the look and sociables really enjoy the variety of activities.

It's okay for an older retirement community built early-mid 1970's. Very mixed bag of property care, people & lifestyles. Not like it usd2B back in 1988.

It's your average 55+ community. Quiet which is nice but a lot of drug activity in the area
